This guide is general, educational information to help you understand typical costs and choices. Prices are approximate, based on examples seen in south-east Queensland in 2024–2026, and will vary with location, size, materials, supplier and time. It is not financial, legal, building or professional advice, and not a quote. Always get written quotes from licensed trades and check your own contracts before making decisions.

How they compare

| Timber (treated pine) | Steel | |
|---|---|---|
| Termites | Treated, but still needs a barrier | Frame cannot be eaten |
| Straightness | Can shrink or twist slightly | Stays straight |
| Cost | Usually the base option | Often similar or a little more |
| Changes on site | Easy to cut and add noggings | Harder to alter later |
| Trades | Every carpenter can work with it | Some trades prefer timber |
Termite protection
- New houses come with a termite management system (a chemical or physical barrier) and a warranty
- Most warranties require a timber pest inspection every 12 months, about $195–$265
- Keep garden beds, mulch and fence posts from bridging the barrier near the slab
- Steel frames still have timber doors, cabinetry and skirting that termites can reach
